You walk into the hallway, look up, and there it is. A yellow ring on your ceiling. Damp to the touch. And it sits right under the upstairs bathroom, which pretty much closes the case in your head. Shower’s up there. Toilet’s up there. Sink’s up there. Must be a pipe.
So you call a plumber. They come out, poke around, agree with you, and cut a square hole in your ceiling to get at the pipe. That’s when the surprise shows up. Every pipe up there is bone dry. Nothing’s leaking. And now you’re staring at a $600 (about €550 or £470) drywall bill on top of the service fee, and the stain is going to come back anyway.
And this is the frustrating part. A ceiling stain sitting right under a bathroom is not proof of a plumbing leak. It’s a coincidence a lot of people take as proof, and it costs American homeowners real money every year.

Why “it’s right under the bathroom” isn’t the clue you think
Water is sneaky. It finds the lowest spot and travels along whatever is easiest, which usually means a wooden beam, wiring, or the outside of some pipe or vent. Plumbers who deal with this every day will tell you the stain almost never sits under the actual source.
Water can travel several feet along a beam before it drops through the ceiling. So the stain shows up wherever gravity finally wins, not where the water started. And in a lot of two-story American homes, “wherever gravity wins” happens to land pretty close to the upstairs bathroom. Not because the bathroom is leaking. Because that’s just where a lot of stuff meets in the space above your ceiling.
The scenario that costs people the most
This is how the expensive version plays out. You call the plumber. They run all the tests. Every fixture upstairs comes back clean. Pipes hold pressure. Shower pan’s fine. Toilet seal’s fine. And then, a week later, the stain comes back anyway. Same spot. Same shape. Same yellow ring.
At that point, most homeowners figure the plumber missed something. So they call a second plumber. Or they start pulling up bathroom tile. Or they hire someone with a special camera to find hidden leaks, which runs anywhere from $100 to $1,000 (about €92 to €920, or £78 to £780) on its own, according to HomeAdvisor’s 2026 cost data. Meanwhile the stain keeps coming back, and nobody can find the pipe that’s leaking.
Because there isn’t one.
There’s another clue at this stage that should be a red flag but usually isn’t. The stain gets worse in summer. Or it shows up during a hot, muggy week and fades on cooler days. That timing has nothing to do with plumbing. Pipes don’t care about the weather. They leak the same in January as they do in July. If your ceiling stain has a seasonal pattern, something other than plumbing is causing it.
The system nobody thinks to check
Look up at any AC vent in your ceiling. That vent connects to a metal or fabric-wrapped tube (called a duct) that runs through your attic or the space above your ceiling. Those ducts are the second water system in your house. Not because they carry water on purpose. Because in the summer, when they push cold air through a hot, humid attic, the outside of the duct gets colder than the air around it. Same reason a glass of iced tea sweats on a summer table.
Ducts are supposed to be wrapped in insulation to stop that sweating. But if the insulation is torn, squished flat, or too thin for the climate you live in, the metal underneath gets cold enough that damp air condenses on it. The moisture beads up, drips onto the drywall, and shows up as a stain that has nothing to do with your plumbing.
This isn’t a fringe theory. The EPA’s ENERGY STAR program has a fact sheet on duct insulation that lists preventing sweating as one of the main reasons to insulate ducts properly. Not efficiency. Not energy savings. Sweating. Building Science Corporation, one of the most respected home-building research groups in the country, has published research showing this is a documented cause of hidden mold and water damage in humid climates.
So how do you actually tell the difference
Now for the good part. You can rule this out yourself in about ten minutes, for zero dollars, before you cut open a single thing. No specialist needed. No tools you don’t already have. Just a pencil, a towel, and a little patience.
The test works because plumbing and air conditioning are two separate systems, and you can turn each one on and off on its own. This Old House recommends running one water fixture at a time to pin down any bathroom-related leak. We’re just adding a second step that tests the AC ducts too.
The 10-minute ceiling stain test
1. Dry the stain completely. Use a towel, a hair dryer on low, or a small fan. The surface has to be bone dry, or you won’t be able to tell if anything new shows up.
2. Trace the outline of the stain in pencil. Light lines, right along the outer edge. If the stain grows past your pencil line during a test, you have your answer.
3. Turn off your air conditioner or heater at the thermostat. Just for now, not the whole day.
4. Run every upstairs water fixture, one at a time, for 5 to 10 minutes each. Sinks, shower on hot, flush the toilet a few times, run the tub. Take a picture of the pencil-outlined area after each fixture. If the stain grows or feels damp during any of these, that’s your plumbing source, and now you know which fixture to tell the plumber about.
5. If nothing changed, switch tests. Leave the water fixtures alone. Turn the AC back on and let it run for 20 to 30 minutes. If your stain gets damp, grows past your pencil line, or a fresh drip shows up, your problem isn’t a pipe. Your ducts are sweating. Which means calling a plumber would’ve done nothing except add a hole in your ceiling.
That’s it. Ten minutes of attention. Zero dollars.
Why guessing wrong costs more than money
The plumber bill isn’t the only reason to run this test first. The EPA is very clear that wet materials should be dried within 24 to 48 hours to prevent mold from growing. Mold spores are always floating around indoors. Give them two days of moisture and they start growing.
So if you spend a week chasing a pipe leak that doesn’t exist while your ducts quietly keep sweating, you’re feeding a mold problem nobody is treating. And the money side is real too. HomeAdvisor’s 2026 data puts ceiling pipe repair at $700 to $2,500 (about €640 to €2,300, or £545 to £1,950), plus around $610 (€560 or £475) for drywall repair. The wrong diagnosis can easily hit $2,000 before you realize you’ve been fixing the wrong system.
