You spot the drip. Maybe it’s a brown ring on the ceiling after a heavy rain, or a wet spot on the attic insulation. You climb up, find the guilty nail or a small gap along a piece of metal flashing, grab something from the garage that says “waterproof” on the tube, and squeeze out a fat bead. Job done. You even feel a little proud.
And that’s the moment the real damage starts.
The patch you just made will very likely fail by the second winter. Not fall apart in a dramatic way. Just quietly split, shrink, or peel back a fraction of an inch, letting a slow trickle of water sneak underneath and sit there. Trapped water on a wooden roof deck does what water always does to wood: it rots it. Slowly. Silently. From right above your ceiling.

Most roof leaks don’t start where you think
One fact changes how you should think about the whole repair.
Roof leaks almost never come from broken shingles. The National Roofing Contractors Association says 80 to 90 percent of roof leaks start at flashing, which is the thin metal or rubber strip that seals the seams around chimneys, vents, skylights, and where the roof meets an outside wall. Every one of those spots relies on some kind of sealant to stay watertight. When the sealant gives out, water walks right in.
And when the wrong sealant is sitting in that spot, it doesn’t just fail. It fails without anyone noticing.
What a roof puts a sealant through
That word “waterproof” on a tube says almost nothing about how it will do on a roof. Because a roof sealant has to survive four rough conditions at the same time:
- Constant strong sun, which slowly breaks down the sealant itself.
- Big daily temperature swings, which make the roof and the bead stretch and shrink over and over.
- Standing water that pools after a downpour.
- Freeze-thaw, where water gets under the seal, freezes into ice, and pries the seal open a little wider every winter night.
Not many general-purpose tubes handle all four. Most were built for one or two conditions, in a bathroom or on a piece of trim, not on a hot, wet, freezing, sun-baked roof.
Why the failed bead lies to you
A fresh leak is loud. You see the drip on the ceiling, you catch it fast.
A slow leak under a failed patch is the opposite. The bead still looks fine from the ground. It hasn’t blown off. It’s just cracked or shrunk a hair, and water is slipping under it every time it rains. And because the sealant is still sitting right there, doing what looks like its job, you stop checking that spot. Weeks go by. Then months. Then a whole rainy season.
Meanwhile the water has time to soak into the plywood roof deck, run along the underside, drip down a wooden rafter, and settle into the top of an outside wall. That’s when you get soft, spongy plywood, dark stains on the wooden frame, and slow, hidden decay. A $20 sealant problem turns into a five-figure repair by the time anyone notices, sometimes $5,000 to $15,000 or more (roughly €4,600 to €13,800 or £4,000 to £12,000) once wall and ceiling damage gets added in, according to contractor pricing.
The industry has documented this failure pattern for years. Sherwin-Williams says plainly in its caulk-failure guide that using regular latex or vinyl caulk anywhere it will sit in water or move a lot causes cracking and pulling away. Peer-reviewed research on sealant chemistry backs the same story for cheap silicone: strong sun slowly turns it brittle. Even a good outdoor-rated tube usually lasts only 5 to 15 years on a sunny roof before it hardens and cracks, according to roofing contractor Weathershield. A random tube from a drawer doesn’t come close.
All from grabbing the nearest tube that said “waterproof.”
The tube you probably grabbed
The tube in most American garages is one of three things: the leftover bathroom-and-kitchen silicone, the paintable white caulk from the last trim job, or the clear all-purpose stuff labeled just “sealant.” Every one of those was made for indoor use, or for gentle outdoor spots like window trim. Not for a roof.
And one warning most guides skip: Family Handyman, working with veteran roofers, is blunt that caulk or roof cement almost never permanently fixes a leaky roof on its own. For anything worse than a nail head or a hairline gap, the real repair is replacing the flashing or the shingle itself. Sealant is what buys you time until then.
The tube to actually reach for
Doing this right costs about the same as doing it wrong, takes 15 to 30 minutes, and holds up. Two ground rules first.
Rule one: match the sealant to the roof. Per Forbes Home’s roof sealant guide, the right choice for a metal roof isn’t the right choice for asphalt shingles, and neither is the right choice for flashing that bends with wind and heat. Picking the right one is the difference between a five-year seal and a five-month one.
Rule two: don’t use sealant to hide real damage. If a shingle is missing, a flashing piece is torn, or a rubber vent boot is split, replace the part. Don’t bury it under a mound of caulk.
The four types actually built for a residential roof:
- Roofing-labeled silicone. Best for shingle repairs and sunny spots. Stays flexible under strong sun and big temperature swings. About $10 to $20 (roughly €9 to €18 or £8 to £16) for a caulk-gun tube at any hardware store.
- Polyurethane roof sealant. Best for flashing that flexes around chimneys and walls. Sticks hard and stretches with movement. One thing to watch for, flagged in Forbes Home’s guide: regular polyurethane can chalk and fade in strong sun, so pick a tube labeled UV-stable or made for exposed roof use.
- Asphalt-based plastic roof cement. Best for asphalt-shingle repairs. Black, sticky, thick stuff sold under names like Henry and GAF. Look for a label saying it meets ASTM D4586 Type I, which is the industry standard for this kind of repair.
- Butyl flashing tape. Best for metal roofs, seams, and clean flat surfaces. Butyl tape (EternaBond is the best-known name) sticks instantly, stays soft, and holds up in a wide temperature range, roughly -40°F to 190°F (-40°C to 88°C) on premium versions.
How to apply it:
- Pick a dry, warm day. Surface temperature 50 to 90°F (10 to 32°C) and no rain forecast for 24 hours.
- Scrape out every trace of the old failed bead with a putty knife. New sealant won’t stick to old sealant.
- Wipe the spot clean and dry. Dust or moisture trapped underneath becomes tomorrow’s leak.
- Lay a generous bead at least an inch or two (about 3 to 5 cm) past the damaged spot on every side.
- For a bigger crack, press a small piece of roofing patch fabric into the sealant and coat over the top. This “three-course” method is right on the technical sheet for products like Rust-Oleum’s plastic roof cement.
The bead you don’t have to redo
The right sealant costs about the same as the wrong one. Goes on in the same 15 minutes. The only difference is whether next spring you’re back up on the ladder scraping out a cracked mess, or whether the drip stayed gone and the plywood underneath stayed dry.
The mistake isn’t fixing the leak yourself. It’s grabbing whatever’s already in the drawer to do it with.
