Warning: this one common rainwater mistake could be damaging your home’s foundation

If there’s a damp patch that keeps coming back on an inside wall, most homeowners figure it’s a wall problem. They repaint it. They scrub it. They run a dehumidifier. They buy anti-damp paint. The stain comes back anyway, usually a little worse than before.

But almost nobody looks at the one place they should: the real cause is often not inside the house at all. It’s a small setup on the outside, one that most people walk past every day without a second thought. And every time it rains, it makes the problem inside a little worse.

The signs are usually the same. A damp stain low on the wall, right above the baseboard. A musty smell that won’t go away. Paint that bubbles or peels near the floor. Sometimes a faint white powder line, sometimes a brown mark that looks like a tide line. All of it shows up inside the house, so homeowners treat it as an inside problem. They end up chasing the symptom instead of the cause.

The number that changes how you look at your house

To see why the outside matters so much, think about how much water actually hits the ground around a house during one normal rainstorm. The number is a lot bigger than most people would guess.

According to the U.S. Geological Survey, one inch of rain on a small 600-square-foot (about 56 sq m) roof drops close to 375 gallons (about 1,420 liters) of water. Texas A&M AgriLife Extension puts it even simpler: 1,000 square feet (about 93 sq m) of roof catches around 623 gallons (about 2,360 liters) from a single inch of rain. That’s enough to fill eleven regular 55-gallon (208-liter) barrels.

Now for the part that really matters. All that water doesn’t spread out evenly around the house. Gutters funnel the roof’s entire load down to just a few spots, one per downpipe. So a single downpipe can be handling several hundred gallons in one storm, and it drops all of that in one small spot right at the base of the wall.

Do the math over a year of rainstorms, and the soil right against the foundation stays soaked way more often than it stays dry.

What that water is actually doing to the house

This is where the outside starts showing up on the inside.

Once the soil at the base of the wall gets fully soaked, the water doesn’t just sit there and wait to dry out. The U.S. Department of Energy’s Building America Solution Center, which draws on work by Building Science Corporation, says it straight: if roof water isn’t drained away from the house, all that water coming off the roof can quickly soak the soil and pass right through the foundation into the inside of the building.

Once water gets to the wrong side of the wall, it moves in three ways at the same time. Some of it seeps through cracks. Some gets pushed through the concrete by the weight of the wet soil pressing on it (builders call this hydrostatic pressure, which just means water pressure from soaked ground). And some of it climbs upward, against gravity, through the tiny holes in the foundation material itself (a process called capillary action, which is the same thing that happens when you dip the corner of a paper towel in water and watch it soak up).

That last one is why a damp patch can show up on a wall with no visible leak. As the water gets to the inside surface of the wall, it dries out and leaves behind mineral salts. Those salts build up in the plaster and paint, which is what creates the white powder or the brown tide line homeowners keep repainting over. The peeling paint isn’t the problem. It’s the receipt for a problem that started outside, weeks or months ago.

The mistake almost every homeowner is making

So what’s actually causing all of this? It turns out to be one of the most common setups on any American house.

The downpipe (also called a downspout) ends a few inches above the ground, and it points straight down at the soil right against the foundation wall. No extension. No splash block. Nothing to move the water away. Every rainstorm, the roof’s whole load funnels down that pipe and drops onto the same patch of dirt, inches from the wall.

Almost every American home has at least one downpipe set up this way. Sometimes all of them are. It doesn’t fail an inspection, because technically the water is going where it’s supposed to go: out and down. It’s just going out and down right against the house.

Most homeowners have never been told this is a problem, because the link between “a pipe outside the wall” and “a damp patch inside the wall” is invisible to the eye.

The fix that costs less than a pizza

Good news: the fix is almost embarrassingly simple.

Get the water coming out of every downpipe at least 4 to 6 feet (about 1.2 to 1.8 m) away from the foundation wall. If the house has a basement, aim for 6 to 10 feet (about 1.8 to 3 m). These numbers aren’t a guess. The International Residential Code (Section R401.3) says lots have to be graded so the ground drops at least 6 inches (about 15 cm) within the first 10 feet (about 3 m) away from the foundation. And the DOE’s Building America Solution Center recommends keeping water moving away from the house for at least 10 feet (about 3 m).

Three cheap ways to do it, all sold at any hardware store:

  • A splash block. A shaped concrete or plastic block, roughly $5 to $15, that sits under the downpipe and pushes the water a few feet out. Easiest option when the ground already slopes away from the house.
  • A downpipe extension. A plastic or aluminum piece, about $5 to $20, that clips onto the existing downpipe and carries the water 4 to 6 feet (about 1.2 to 1.8 m) or more away. Some versions are hinged so they lift out of the way for mowing.
  • A buried drain line. A solid (not perforated) pipe buried from the downpipe outlet to a spot well away from the house, sloped downhill. Costs more, but it’s the cleanest look.

Two rules apply to all three:

  1. Water has to keep going downhill from where it lands. If the ground slopes back toward the house, that water flows right back to the wall.
  2. Don’t aim the water at a neighbor’s yard, a walkway, or a driveway. Aim it at lawn, garden, or a gravel bed.

Try this the next time it rains hard: walk around the outside of the house and look at every downpipe. Each one should be dumping water clearly away from the foundation. If any are dumping right at the wall, a $10 part fixes it in ten minutes.
