You know the feeling. It rains for a couple of days, you walk past a window in the living room, and something looks off. A faint stain. A soft bubble in the paint. Maybe the wall feels a little cool when you touch it.
Almost everyone’s first thought is the same. It must be the window. A worn seal, an old frame, something up there where you can see it.
It usually isn’t. The real answer sits a foot lower, on a part of your house you’ve probably never looked at closely.
Why the wall keeps getting blamed
A damp spot under a window is one of the easiest things in a house to get wrong. People call a window company. Some call a plumber, thinking a pipe is leaking behind the wall. Both are usually barking up the wrong tree.
The U.S. Environmental Protection Agency is direct: when damp shows up on an inside wall, find where the water’s coming from and shut it off fast. The EPA also says if wet materials (wood, drywall, insulation) aren’t dried within 24 to 48 hours, mold will usually start growing.
Here’s why that’s such a big deal. The wall right under a window is a perfect place for water to hide: dark, packed with insulation, sealed behind paint. Once water gets in there, it can’t dry out fast. And mold loves that stuff (the paper on the back of drywall, wood studs, pink insulation). That soft spot in your paint? Usually the end of the story, not the start.
So if it isn’t the glass, and it isn’t a pipe, where’s the water actually coming from?
What a hurricane lab found out
Florida International University has a building nicknamed the Wall of Wind. It’s a bank of giant fans that can crank out winds up to 157 mph (253 km/h), close to hurricane Andrew levels. Engineers use it to see how full-size test houses fall apart in a storm.
In a 2014 study in the construction-safety journal Natural Hazards Review, Wall of Wind researchers ran a test that surprised them. They measured how much rain got in through a big hole in the wall (the kind flying debris makes) versus how much got in through a tiny, boring-looking flaw near the bottom of a window. In a lot of cases, more water came in through the tiny flaw than the big hole.
It sounds strange, but the reason is simple. Rain doesn’t fall straight down. In any real storm, wind blows it sideways, splatting it flat against the side of your house. Every drop that lands on the glass runs down and ends up in the same place: the small flat ledge sitting just outside your window at the bottom. Builders call it the sill, and its one job is to send water back out, away from the wall behind it.
The two ways that little ledge quietly fails
The sill isn’t just for looks. It’s doing real work, and it fails in two ways.
- It’s supposed to tilt. A properly installed sill leans slightly downward, away from the glass, so water rolls off the front edge and drips clear of the wall. For brick-front houses, the Brick Industry Association says the tilt should be about 15 degrees. On lighter builds, it’s roughly a quarter inch of drop per foot (about 6 mm per 30 cm). Lose that tilt, and water just sits there instead of leaving.
- It’s made of pieces stuck together, not one solid slab. Where the sill meets the window at the back, where it meets the brick or siding at the sides, and where its own pieces butt up against each other on top: every one of those seams is a spot water can slip in once the caulk or mortar gets old. Sun, freeze-and-thaw winters, and time all chew away at them. A crack so thin you’d walk right past it is enough.
When the tilt fails or a seam splits, water stops leaving and starts sneaking in. Not a lot per storm. Just enough to soak the wood and insulation under the window, again and again, until months (or years) later that paint bubble shows up on the inside.
What to look for outside your window this weekend
Step outside, stand under one of your windows, and look at that little flat ledge just below the glass. What you’re checking for is small. Almost forgettable. Any of these counts:
- A hairline crack on the top, especially close to where the sill meets the window frame or the wall.
- A loose or lifted piece: a corner of tile, a chip of concrete, a strip of wood, or a section of stone that wiggles under thumb pressure.
- Missing or cracked caulk at the back seam (against the window) or side seams (against brick, siding, or stucco).
- A flat or backwards-tilting ledge. Put a drop of water in the middle of the sill. It should run forward and drip off. If it sits still or runs back toward the window, you’ve found your leak.
Any one of these turns your sill from a rain shield into a rain funnel.
The $10 fix, on a Saturday morning
A tube of outdoor caulk runs about $6 to $10 at any hardware store. A small tub of mortar or outdoor tile glue, if you need it to stick a loose piece back down, is another $5 to $10. Total: usually under $20, often closer to $10 (roughly €9 to €18). One trip. About 30 to 45 minutes.
Here’s what to do:
- Clean out the joint. Scrape out cracked or crumbling caulk, old sealant, and any loose mortar with a putty knife. Brush the surface clean and wipe it down. Fresh caulk only sticks to a clean, dry surface.
- Put back any loose piece. If a tile, chip of concrete, or strip of wood has come loose, pry it up, scrape the spot underneath clean, and set it back down in fresh outdoor mortar or tile glue. Press it in so it sits with a clear downward tilt away from the window. Don’t use spray foam here. Foam traps water instead of blocking it.
- Pick the right caulk. For seams touching brick, concrete, or mortar, use a polyurethane caulk (it grips rough surfaces). For seams touching glass, aluminum, or vinyl, use 100% silicone (it holds up better in the sun). Don’t layer one over the other. Run a smooth line into each seam and press it flat with a wet finger.
- Test it. Once it’s dry (check the tube, usually a few hours to overnight), pour a small cup of water onto the middle of the sill. It should roll forward and drip off. If it pools or runs back toward the window, the tilt still needs work.
That’s it. That fix cuts off the drip feeding the wall behind it.
One thing this fix can’t do: undo damage already inside the wall. If drywall is soft, paint is bubbling badly, or you smell anything musty, that’s a separate job and you’ll want a pro to look at it. Sealing the outside stops fresh water from getting in.
