You walk into a house, turn on the kitchen tap, and water comes rushing out with real force. The place feels expensive.
That feeling is exactly the problem.
Most homeowners think of strong water pressure as a luxury. It’s actually one of the most common silent killers of plumbing in American homes, and almost nobody thinks to check it until something bursts. Every hose, valve, seal, and appliance hookup in your house has a hard limit it’s built to handle. Push past that limit and the damage doesn’t come knocking. It quietly eats away at everything water touches.
This is what’s been happening while you enjoy that “great pressure.”
The damage is real, and it’s expensive
Water damage from leaking pipes and burst hoses is one of the biggest reasons Americans file a home insurance claim. The Insurance Information Institute reports that water damage and freezing account for roughly 1 in every 4 or 5 homeowner claims, with the average claim landing in the low five figures.
Washing machine hoses alone are said to cause around $150 million (about €140 million) a year in flood damage across US homes, according to figures cited by insurance restoration companies. And that’s just the burst events. It doesn’t count the slow drips, the toilet parts that die every year and a half, or the water heater that leaks a year early.
If your house has been hitting you with all of that, one thing after another, there’s a good chance your plumbing isn’t unlucky. It’s being pushed too hard, every second of every day.
The signs your house has been trying to tell you
Almost every home with this problem has been giving off warning signs. Homeowners just don’t put them together. Below is the pattern:
- Faucets that start dripping again a few months after you just fixed them.
- Toilet parts that fail early, needing to be swapped every year or two instead of lasting a decade.
- A little drip coming from the water heater, usually from a small pipe on the side. That pipe isn’t supposed to leak.
- Banging or knocking sounds in the walls when the dishwasher or washing machine finishes filling. Plumbers call this water hammer, and it’s a pressure spike traveling through your pipes.
- Toilets that “run” for no reason, or that suddenly flush way harder than they used to.
- A shower that feels like it could strip paint.
Any one of these on its own could be nothing. Two or three of them showing up in the same house are almost never a coincidence.
The reason all of this shows up together, as the Home Performance Group’s plumbing guide explains, is that the same underlying force is beating up every water-connected part at once. When that force is too high, the damage doesn’t happen in one spot. It happens everywhere, slowly, in a pattern that looks random until you know what to look for.
Why appliance makers care about this too
Read the fine print on almost any dishwasher, washing machine, fridge with an ice maker, or tankless water heater warranty. You’ll find a line about the maximum water pressure the appliance can handle. Push past it, and the manufacturer can legally deny your warranty claim. As the insurance company Wawanesa points out in its guidance for homeowners, running appliances at too-high pressure “may also void the warranty.” Which means when your dishwasher hose bursts and floods the kitchen, that’s fully your bill.
And that number isn’t just a suggestion from the appliance company. It’s the same ceiling written into every major American plumbing code.
Here’s the number, and the fix
The International Plumbing Code, the International Residential Code, and the Uniform Plumbing Code all cap home water pressure at 80 PSI (about 5.5 bar, or 550 kPa). PSI just means pounds per square inch, which is the standard way US plumbing measures pressure. The EPA’s WaterSense program actually recommends keeping your home at or below 60 PSI (about 4.1 bar) for longer appliance life and lower water bills. The healthy sweet spot for most homes is between 45 and 60 PSI (roughly 3.1 to 4.1 bar).
Your house could easily be running way above that right now and you’d never know. City water systems sometimes push their main lines over 100 PSI (about 6.9 bar), and in some spots past 150 PSI (10.3 bar). That’s how they keep the pressure strong at the top of hills and at the end of long streets. The catch is that your house is supposed to have a small part on the main water line that brings that pressure down to a safe level, and that part only lasts 10 to 15 years. If yours is older than that, or if you’re not sure your house even has one, that’s likely where the problem is.
The 5-minute check is this:
- Buy a hose-bib water pressure gauge. Any hardware store or Amazon sells them for $10 to $15 (about €10 to €14). Look for one with threads that screw onto an outdoor garden faucet, a rubber washer inside for a tight fit, and a dial that goes up to at least 200 PSI. The ones with a red “max needle” that records the highest spike overnight are worth the extra couple of bucks.
- Turn off every single thing using water in the house. No taps running, no ice maker filling, no dishwasher or washer going, no sprinklers. Any water moving anywhere will mess up the reading.
- Screw the gauge onto the outdoor garden faucet closest to your water meter. Hand-tight is fine. This is the same test the EPA uses to certify its water-efficient homes.
- Open the faucet all the way and read the needle.
- Under 40 PSI (2.8 bar): too low, but a different problem.
- 45 to 60 PSI (3.1 to 4.1 bar): you’re in the healthy zone. Check again next year.
- 60 to 80 PSI (4.1 to 5.5 bar): high side of normal. Worth keeping an eye on, especially if you’ve been seeing any of the symptoms above.
- Above 80 PSI (5.5 bar): you’re past what the code allows. Every appliance in your house is being pushed too hard, 24/7.
- If you’re over 80 PSI, call a licensed plumber. The part you need is called a pressure reducing valve, sometimes just “pressure regulator.” It’s a small brass bell-shaped fitting usually installed where the main water line enters your house, often in the garage, in the box near the water meter out front, or on a basement wall. A plumber can either adjust the one you have (a short visit) or install a new one if you don’t have one, or if yours is worn out. This isn’t a good DIY project. Turning the wrong screw the wrong way can wreck the valve.
